We've had Purple Martin houses for years -- since the early 1980's -- and it is a challenge every year. According to the rules of play, the young Martins are supposed to return to where they were raised to build their own nests. If that were true, I would have approximately 10 gazillion Martins instead of the 12 to 20 pair. Each year the exising pairs raise 3 to 4 young each -- a total of 3 to 4 dozen young ones -- and the next year we tend to get 12 to 20 pair of Martins again. Sigh....

But, nonetheless, trying to keep varmits out of the Martin houses is a never ending battle. Last year, for the first time ever, a squirell tried to build a nest in one of the old wooden houses -- and totally destroyed the hole on the nest in the process. That scare the devel out of me when that thing came out of the nest when I was checking for babies. I think both of use nearly had a heart attack!

Actually you have it backwards. A very low percentage of martins return to the site that they were born at, probably instinctive to avoid in-breeding. Banding studies show less then 20% return to their home site. Once your birds successfully nest they (the adults) will return year after year but the new ones you get will be coming from somebody else's colony. If there are not a lot of martin colonies near by that might explain why your numbers don't increase. Also some times if you are in an area that does not have a huge martin population you might only get about 75%-80% occupancy of housing, depending on the type of housing. So if you offer 30 cavities you might only get 20-25 pair every year and never fill up. But if you increase the number of cavities you might increase the number of pair's you attract. I know some landlords in TX and LA that have 100% occupancy but the further north you get the less that usually happens.

I just got back from my parents in Wisconsin and he gave me his two Trio 12 compartment houses that he put up 20 years ago.
He never did get any martins in them, they look like new :smile:
